Leaky Roof 101
Water, water, water… No matter the form, (snow, sleet, hail, ice or rain) it always seems to find its way to any weaknesses in a roofing system. Greater Cincinnati and Norther Kentucky Roofs see it all in our weather patterns. Proper installation and maintenance of your roof is the first line of defense for protecting your home from those pesky leaks.
Repairing a roof leak may be simple, finding the origin, that’s a completely different story. First question when a leak is discovered in a ceiling is the source of the leak. Is it the roof? Plumbing? Or potentially AC? Then, if it is in fact a roof leak, where is it coming from? Many time’s those leaks like to pack their bags and travel down a beam, LOL! throwing us completely off track of where the leak is coming from. They can be very tricky.
Through the careful process of elimination, we can determine the origin and cause of a leak in the home.
Here are a few things we look for during this process.
Shingles: missing, cracked or loose
Flashing: damaged or deteriorated
Seal and caulk in tact
Condensation issues caused by improper attic ventilation
Ice dams, common with Greater Cincinnati and Northern Kentucky roofs
Built up debris in gutters and along valleys.
Once the leak has been properly diagnosed then a repair plan can be put in place to stop the leak from causing damage to the rest of the roofing system.
Prevention is the best cure. We highly recommend our Greater Cincinnati / Northern Kentucky Roofing Clients, to inspect their roofs early Spring and late Fall. A potential issue found before a leak begins could save you hundreds, even thousands of dollars. Make this a part of your regular maintenance routine while clearing out gutters and exterior seasonal clean up. You will be glad you did.
